A property must have subdivision potential to create new lots.
Potential is determined by zoning district, deed research, &
lot size. Potential does not guarantee new lots can be created
because other factors (percs, wetlands, streams, critical areas,
etc.) must be considered during the plat review process.
The Department of Planning, Codes and Engineering does not
provide subdivision reviews as a service to the public.
Those interested in determining subdivision potential may
inquire if our office has that information on file. If
this information is not on file, the interested party must
hire a licensed surveyor or land use attorney.
